Questions to ask when viewing a property

When viewing a property, it's important to gather as much information as possible to make an informed decision. Here are some questions you can ask during a property viewing:


Seller related:

  • What is the sellers situation?

  • Will there be a chain involved?

  • How long has the property been on the market?

  • Has there been much interest in the property?

  • How long have the owners lived there?

  • What is the current owners favourite thing about living there?

  • Why is the seller moving?

  • Has there been any offers on the property?

  • What’s the minimum price the seller will accept?

  • How long have the current owners lived there?

Property features:

  • Is the property leasehold/share of freehold or freehold?

  • Are there any service charges associated with the property?

  • Has there been any major renovations done recently? .

  • Is the property listed or in a conservation area?

  • What's the water pressure like?

  • How old are the windows?

  • What is parking like?

  • Has the property ever been treated for damp?

  • Is the loft insulated?

  • When was the boiler installed?

  • What are the neighbours like?

  • What is the EPC (energy performance rating)?

  • What is included in the sale?

  • What internet access do they have?

  • Is the property in a conservation area

  • Which way does the garden face?

  • Have the electrics been updated since they have lived there?

  • How much is the council tax and utility costs?

Area:

  • What's the area like?

  • Where is the closest shop?

  • Where is the closest school?

  • How good are the local transport links?

  • Which schools are the property in the catchment area for?

  • What are the local crime statistics like?

  • What leisure facilities are nearby?

  • Are there any parks, playgrounds, leisure centres, sports clubs?

Additional questions for flats/apartments:

  • Who owns the freehold?

  • How long is left to run on the lease?

  • If it’s a shorter lease length, what would be the cost of extending it?

  • What are the annual costs i.e. service charge and/or ground rent?

  • When were the common areas last refurbished?

  • Who is responsible for communal areas?

  • Are there any works planned for the near future?

  • Are other flats lived in by tenants or owner occupiers?

  • What’s the parking situation? Is there any at all?

  • Do you have access to any storage space, such as an attic?

  • How often are maintenance works carried out on the building?

  • Does everyone in the block split the cost of repairs equally? If not, who pays what?

  • Are you allowed pets?

  • Is there a lift?

  • Who is the managing agent?

  • How good is the sound proofing?


Remember, these questions are just a starting point. Feel free to ask any additional questions that are specific to your needs and concerns when viewing a property.
